The February Beacon report for Bend and Central Oregon is here. If the first quarter continues the trends of January, Central Oregon residents are in for a wild ride.
Bend: Real Estate Update
In Bend, we are seeing just 10 days of inventory with the average days on market holding steady at 4 – a record low for the city.
The median sales price was up over 10% from the month prior – increasing $56,000 to $580,000 – while the median price per sqft increased slightly from $279 to $283.

Redmond: Housing Market Update
Redmond is also seeing record low inventory with just 12 days and average days on market at 4, down from 7 last month!
The city has also seen a steady increase in the number of sales at 66, up 20% from January 2020.
Sunriver: Real Estate Update
In Sunriver, we are seeing record sales with the current median sales price at $793,000 and only 6 days’ worth of inventory.
The median sales price is up $175,000 from Q3 of 2020 – that’s over 30%!

Sisters: Home Sales Update
The February Beacon Report reveals that Sisters median sale price came in at $484,000 and has just about 3 weeks of inventory and an average of 12 days on market — a significant drop from the 137-day average in Q1 of 2020.
As we head into Spring, we expect to see increased inventory, but we don’t anticipate any increase in days on market as of yet. This means you may have more homes to see, but it doesn’t affect how quickly you need to see them. Work with your realtor to get into homes you are interested in as quickly as you can!
