October 2021 BEACON REPORT: Central Oregon Market Trends

The October 2021 Beacon Report is in! Market conditions in Bend remain competitive, while most Redmond housing stats held steady.

In Bend, the median price for a home jumped from $635,000 in September to $650,000 in August. This represents a 2% increase, and an upward trend compared to the previous month.

The average price per square foot in Bend dipped $3 in Spetember, from $325 to $322, a decrease of 1%.

The number of home sales in Bend, Oregon leapt from 229 in August to 232 in September. Months of inventory for sale in August were 1.0 months and remained 1.0 in September. This stat represents the current supply of homes offered for sale, relative to the number of homes being purchased. So for September, we have one month worth of inventory, given the monthly sales results.

REDMOND: OCTOBER 2021 BEACON REPORT

Redmond market stats for September held steadier than those in Bend, with no change in the median home price—$450,000.

The average price per square foot was $268, the same price in September as in August.

The only indication of a change is in how many days a home stayed on the market, which decreased from 6 days in August to 5 days in September.

SUNRIVER: HOUSING MARKET NUMBERS

Homes spent an average of 4 days on the market in Sunriver in September. Median prices soared, up from $715,000 in August to $858,000 in September, an increase of 20%.

Current Sunriver inventory of available homes continues to be very low, with .5o months of inventory for sale — nearly half of what is available in Bend and Redmond.

SISTERS: HOUSING MARKET TRENDS

The average home for sale in Sisters, Oregon spent 8 days on the market, with a median sales price of $610,000, an increase of 8% since August.
